What is Alma Bungalows & Villas?

Alma Bungalows & Villas is a family of 4 new-build developments on the coast where the Región de Murcia meets the province of Alicante: three in San Pedro del Pinatar, between the Mar Menor and the Mediterranean, and one in Pilar de la Horadada, the southernmost town of the Costa Blanca. Together they hold 26 homes, with prices from €279,950.

They share one approach — small developments of four to twelve homes, private outdoor space for every home, aerothermal hot water, and pools that belong to one home rather than to a community — and differ in what matters most when choosing: the number of bedrooms, the floor, the outdoor space and the budget. The comparison below sets them side by side.

The homes are sold by Sunny Casas, a licensed estate agency based in Torrevieja (RAICV 5942), which answers on all four developments and can arrange your visit.

What does “bungalow” mean in Spain?

On this coast a bungalow is a home in a low-rise block of two storeys — either a ground-floor home with its own garden or patio, or an upper-floor home with its own roof solarium — not the single-storey house the word means in Britain, the Netherlands or Germany.

In a Spanish listing the ground-floor home is often called a bungalow planta baja and the upper one a bungalow planta alta. Three of the Alma developments are bungalows in this sense; if you want a detached single-storey house of your own, Alma Villas are exactly that.

Which Alma development suits you?

Choose by bedrooms first. For two bedrooms, Alma Bungalows has ground-floor homes with a garden terrace and a plunge pool, and Alma Bungalows 2 adds penthouses with a rooftop pool. For three bedrooms, Alma Bungalows 4 gives every home a private pool. For a detached house on its own plot, choose Alma Villas.

The area

Two towns a few kilometres apart, on either side of the border between the Región de Murcia and the Comunitat Valenciana — which is why the stamp duty differs between them.

San Pedro del Pinatar is a town of close to 30,000 people at the northern tip of the Mar Menor lagoon, with the open Mediterranean on its other side. It is a place people live in all year, not a resort that closes for winter, with its schools, its harbour and a working town centre.

Between the two seas lies the Salinas y Arenales de San Pedro del Pinatar regional park — 856 hectares of salt pans, dunes and six kilometres of Mediterranean coast. Three of San Pedro's beaches, El Mojón, Las Salinas and Torre Derribada, flew the Blue Flag in 2026. On the lagoon side, Lo Pagán has calm, shallow water and a seafront promenade.

The area's public hospital, Los Arcos del Mar Menor, serves San Pedro del Pinatar with a 24-hour emergency department; New Castelar College teaches in English and Spanish. The climate is warm and dry: AEMET records 2,621 hours of sun a year at nearby San Javier, an average of 17.6 °C, and average January daytime highs of 16 °C.

Pilar de la Horadada

Pilar de la Horadada, a town of about 24,300 people, is the southernmost of the Costa Blanca; six of its beaches flew the Blue Flag in 2026, and its seaside district, Torre de la Horadada, has a small marina. Alma Bungalows 4 is there, and its page describes the town in full.

What does 'bungalow' mean in Spain?

A bungalow on this coast is a ground- or upper-floor home in a low-rise block of two storeys, with its own garden, patio or roof solarium — not the single-storey house the word means in Britain, the Netherlands or Germany.

Which Alma development is the cheapest?

Which Alma homes have three bedrooms?

Three-bedroom homes are at Alma Bungalows 4 in Pilar de la Horadada, bungalows each with a private pool, and at Alma Villas in San Pedro del Pinatar, detached villas with three bedrooms and three bathrooms.

Do the Alma homes have private pools?

Most Alma homes have a pool of their own: every home at Alma Bungalows and Alma Bungalows 4, every villa at Alma Villas, and the two penthouses at Alma Bungalows 2. None of the four developments on sale has a shared community pool.

Buying and costs

Are all the Alma developments in Murcia?

Three Alma developments are in San Pedro del Pinatar, in the Región de Murcia; Alma Bungalows 4 is in Pilar de la Horadada, in the province of Alicante and the Comunitat Valenciana. The two regions set different stamp duty.

What taxes do I pay when buying a new home here?

A buyer of a new home pays 10% VAT, the same in both regions, plus stamp duty (AJD) set by the region: 1.5% in the Región de Murcia and 1.4% in the Comunitat Valenciana. Notary, land-registry and legal fees come on top.

Why is stamp duty different at Alma Bungalows 4?

Buyers at Alma Bungalows 4 pay 1.4% stamp duty because Pilar de la Horadada is in the Comunitat Valenciana, which charges that rate on deeds from 1 June 2026; the San Pedro del Pinatar developments are in the Región de Murcia, which charges 1.5% on new homes since 25 July 2025. Each autonomous community sets its own rate.

Do I need an NIE to buy?

Every foreign buyer in Spain needs an NIE, the foreigner tax number, before signing the deed. It is applied for with form EX-15 in Spain or at a Spanish consulate, and the government fee is €9.84.

Can I buy without travelling to Spain?

A buyer can complete a Spanish purchase without travelling by giving a power of attorney to a lawyer or a trusted person, signed before a notary at home or at a Spanish consulate. We can put you in touch with independent lawyers.

Are stage payments on an off-plan home protected?

Stage payments on an off-plan home in Spain must, by law (Ley 38/1999, first additional provision), be paid into a special account and covered by a bank guarantee or insurance that returns them with interest if the home is not delivered.

Who is selling the Alma developments?

The Alma developments on this site are sold by Sunny Casas (Sunny Global S.L.), a licensed estate agency based in Torrevieja, registered as RAICV 5942 in the Comunitat Valenciana's register of estate agents.

What are the community fees at the Alma developments?

The monthly community fees and the annual IBI (the local property tax) for the Alma homes have not been published yet; there are no shared pools to maintain. Ask us and we will send the figures for the home you like as soon as they are set.

Is the €10,000 reservation part of the first payment?

The Alma price lists do not say whether the €10,000 reservation is deducted from the first 25% payment. We confirm it in writing for your home before you reserve.
